Packages & Pricing
Whatβs included in the per-sq.ft package?
Our turnkey per-sq.ft rate is an all-in construction cost β design, structure and finishes together. It covers architectural and structural drawings, the RCC framework (Fe500/550 TMT steel, 53/43-grade cement and RMC M20 concrete), brickwork and plastering, flooring, internal and external painting (Asian, Berger or Dulux as per tier), electrical wiring (Finolex/Cona), CPVC plumbing (Ashirwad/Astral), sanitaryware (Parryware/Cera/Hindware) and Dr Fixit waterproofing. The exact make and quantity of every item is written into a signed specification before work begins, so there are no hidden line items.
How do Basic, Standard and Premium differ?
All three are turnkey packages built by the same in-house team to the same structural standard β the difference is in the finishes and fittings. Basic (βΉ1,799/sq.ft) is a clean, durable specification ideal for rental or budget-conscious homes. Standard (βΉ2,099/sq.ft) steps up flooring, paint, fittings and electrical/sanitary makes for an everyday family home. Premium (βΉ2,499/sq.ft) uses higher-grade finishes, designer fittings and a more generous allowance across tiles, sanitaryware and joinery. The signed spec lists exactly which brand and grade you get at each tier, so you can compare them line by line.
Is the rate fixed, and what is charged extra?
Yes β the per-sq.ft rate is fixed in your contract before any work starts, so the construction cost does not change with material price movements during the build. Items genuinely outside a turnkey construction package β government plan-sanction and statutory fees, BBMP/BWSSB/BESCOM deposits and connection charges, soil testing where required, and any client-requested upgrades beyond the agreed specification β are billed at actuals and always agreed with you in advance. Nothing is added without your sign-off.
Do you share the material spec before starting?
Always. Before construction begins you receive a written, signed material specification that names every brand and grade β the TMT steel, cement, concrete mix, waterproofing, paint, electricals, plumbing and sanitaryware β along with the make for your tier. It becomes part of your contract, so what is delivered on site is exactly what you approved, and you can verify the brands as they arrive.

Process & Timeline
How long does a typical home take?
A turnkey home runs through four stages β design, approvals, construction and handover. The construction duration depends on the plot size, number of floors and soil conditions, and we commit to a milestone-linked schedule in writing once your drawings and approvals are in place. Because design, approvals and the build are all handled by one accountable in-house team, the hand-offs that usually cause delays are removed, and you get a clear delivery commitment up front rather than an open-ended timeline.
Who manages my project?
Your home is delivered by our own in-house team β architects, civil engineers and site supervisors β not subcontracted out. A dedicated civil engineer oversees your site so you have a single, accountable point of contact from drawing through to handover. As the turnkey venture of Global Constructions & Realtors, established in 1995, the same firm stays responsible across every stage.
How do payments and milestones work?
Payments are tied to construction milestones β for example completion of the foundation, each slab, brickwork, plastering, finishing and handover β rather than paid as a lump sum up front. Each stage is agreed in your contract, so you only pay as visible, verifiable progress is made on site. This keeps your spending aligned with the work completed at every step.
Can I use my own architect or drawings?
Yes. If you already have an architect or approved drawings you would like to build to, we can construct to your design and quote a build-only scope. If you would prefer it handled end to end, our in-house architects can take care of the design as part of the turnkey package. Either way, the specification and rate are agreed and signed before work starts.

Approvals & Legal
Do you handle BBMP/BDA plan sanction and Khata?
Yes β statutory approvals are part of our turnkey service. Our team manages plan sanction with the relevant authority (BBMP or BDA as applicable to your location), and assists with Khata and the related documentation so the project stays compliant. Government and statutory fees for these approvals are billed at actuals, separate from the per-sq.ft construction rate, and always shown to you in advance.
Do you do vaastu-compliant designs?
Yes. Our in-house architects routinely design vaastu-compliant homes and will plan the layout β entrance, room placement, kitchen and so on β to your vaastu preferences while keeping the structure sound and the spaces practical. Just share your requirements at the design stage and we will incorporate them into the drawings.

Materials & Warranty
Which brands do you use?
We build with established, verifiable brands throughout: Fe500/550 TMT steel; 53/43-grade cement; RMC M20 ready-mix concrete; Dr Fixit waterproofing; Asian, Berger or Dulux paints; Finolex and Cona electricals; Ashirwad and Astral CPVC plumbing; and Parryware, Cera or Hindware sanitaryware. The exact make for your tier is named in your signed specification, so you can check each brand as it is delivered to site.
What does the 10-year structural warranty cover?
Every home we hand over carries a 10-year structural warranty covering the core load-bearing structure β the RCC framework, columns, beams and slabs built to the agreed specification. It reflects our confidence in the engineering and branded materials we use. Fittings and fixtures additionally carry the standard manufacturer warranties for their respective brands and makes.
Do you handle interiors too?
Yes. Alongside Architectural Design, Construction and Renovation, we offer Interior Design as an in-house service, so your home can be taken from structure through to a finished, move-in-ready interior by the same team. Interior scope and finishes are specified and costed separately from the per-sq.ft construction package, and agreed with you before work begins.

What's included in the per-sq.ft package?
Design & drawings, all core materials per the spec sheet (steel, cement, blocks, flooring, electrical, plumbing, painting, doors, windows, kitchen & bathroom fixtures), labour, fabrication, project management and a dedicated civil engineer β plus a 10-year structural warranty. The full materials list is shared and signed before work begins.
How do the Basic, Standard and Premium tiers differ?
The structure and process are the same; the tiers upgrade brands, rates and finishes β cement, steel, painting grade, flooring rates, window type and sanitaryware budget (see the comparison above). Pick a tier to read its full specification.
Is the cost fixed, and what's charged extra?
The per-sq.ft rate is fixed for the agreed spec. Soil testing and additional architect site visits are charged separately and disclosed upfront.
Do you handle BBMP/BDA approvals and Khata?
Yes β plan sanction, Khata and statutory approvals are managed by our team as part of the engagement.
